The Yards is a mixed-use development located in Southwest Washington DC and bounded by the riverfront to the south, Nationals Park to the west, the Washington Navy Yard to the east, and Capitol Hill to the north. The Yards will transform the Capital Riverfront neighborhood of Washington DC, providing 2,800 residential units, 1.8 million square feet of office space, 400,000 square feet of retail and restaurant space, and a waterfront park. Gorove/Slade Associates, Inc. was involved with the development plans for The Yards from an early stage.

The firm:

  • Helped lay out the internal streets through the assembly of a Transportation Master Plan. The Plan analyzed internal traffic and helped select how and where traffic controls would be placed on the site.  It also looked at how non-auto modes would use the site to maximize their use, including pedestrian sidewalks and crossings, bicycle lanes and facilities, and potential bus stops.
  • Assisted in carrying out the planning vision by designing the signing and striping plan for the internal streets within The Yards. Gorove Slade also worked carefully with the team’s landscape architects to ensure that the quality designs they created met their transportation functions in a seemingly intuitive way, minimizing the need for traffic controls and signs internal to the site.
  • Helped obtain approvals for temporary surface parking on future development parcels.

Worked on the successful team that gained approvals for Parcel D, a mixed-use building along M Street SE. As part of this effort, we assembled a transportation impact study and testified in front of the DC Zoning Commission. We also performed parking analyses, truck maneuvering analyses, and assembled a Transportation Demand Management plan for the site.
