Description

One Loudoun combines residential, retail, entertainment, office, and civic uses on a 360-acre property in Ashburn, Loudoun County. Since 2012, Gorove Slade has partnered with Miller and Smith, Retail Properties of America, Inc (RPAI) and Kite Realty Group to perform various traffic engineering and planning services to support the development and the surrounding transportation network.

Eastern Loudoun County is growing rapidly; consequently, the transportation system and traffic patterns surrounding the site have undergone many changes and upgrades to accommodate new residents and businesses. Drawing from our extensive experience in Loudoun County and collaboration with County/VDOT projects, Gorove Slade has developed phased improvements for both the internal site network and surrounding roads. This approach ensures that infrastructure evolves in tandem with community growth, anticipating future traffic needs and making timely recommendations for enhancements

Spanning multiple phases over approximately 20 years, One Loudoun is a cornerstone of the rapidly growing Eastern Loudoun County. Our team at Gorove Slade has completed extensive studies and provided essential services, including:

  • Traffic Impact Studies: Evaluating the development’s influence on surrounding transportation networks.
  • Intersection Improvement Studies: Enhancing traffic flow and safety at key intersections.
