Chickahominy Falls is a unique 55-and-older residential development that blends suburban living with organic farming through its 10-acre Woodside Farms and Market, a four-season, professionally managed community farm.  The community has expanded from its initial plan of 400 homes on 150 acres to nearly 650 homes on 250 acres, making it the Richmond area’s first farm-to-table neighborhood and a national model for healthy, active adult living. 

Members of the Gorove Slade team have been partners in this project since 2014, providing comprehensive transportation planning and traffic engineering services to support the phased development of this groundbreaking agri-community. 

Gorove Slade’s Role 

Phased Traffic Studies 
As Chickahominy Falls has expanded through multiple sections over the years, Gorove Slade has conducted traffic impact assessments for each phase, ensuring transportation infrastructure keeps pace with the community’s growth.  In 2024, the firm helped secure approval for Section 11, which adds over 100 lots to the neighborhood. 

Age-Sensitive Transportation Planning 
Understanding that age-restricted communities have distinct transportation characteristics, Gorove Slade’s traffic studies have accounted for the specific needs of an older driver population.  Research shows that age-restricted communities generate approximately half the vehicle trips of conventional neighborhoods, reducing traffic impacts on surrounding roadways while requiring careful attention to intersection design and traffic calming measures that support senior drivers’ safety and comfort. 

Continuous Support Through Build-Out 
For over a decade, the firm has provided ongoing traffic engineering support as the community has evolved from concept to near completion, adapting to adjacent property acquisitions and ensuring each expansion phase integrates seamlessly with existing infrastructure.

The Agri-Community Difference 

At the heart of Chickahominy Falls is the concept of an “agri-hood,” where residents can access a working farm with fresh produce, prepared meals, and local goods from the on-site Woodside Farms.  Residents can rent pocket gardens throughout the neighborhood to grow their own vegetables, creating a unique lifestyle that combines retirement living with sustainable agriculture.  The site is also open to the public, with local volunteers helping to cultivate thousands of trees, shrubs, herbs, flowers, and vegetables — many of which are native species — that are then sold to the community. 

The development team’s commitment to environmental preservation and sustainability guided the site’s planning, with state-of-the-art conservation practices protecting mature hardwoods, watersheds, and the Chickahominy River.  Gorove Slade’s transportation planning complemented this environmental focus by designing traffic solutions that minimize impacts on the natural landscape while supporting the community’s low-impact development goals.  Through careful phasing and traffic management strategies, our firm helped bring to life a development that proves sustainable living and thoughtful growth can go hand in hand.
