Multi-Agency Coordination for Transit-Oriented Development
Description
Gorove Slade recently completed a comprehensive traffic impact study for Alta New Carrollton, a new transit-oriented development (TOD) project near the New Carrollton Metro station in Prince George’s County, Maryland. This multi-family residential project is strategically located along the future Purple Line tracks, positioning it at the heart of a dynamic, growing community.
Gorove Slade’s expertise in TOD planning was crucial in navigating the complexities of integrating residential development with future transit infrastructure. A key challenge in this project was coordinating access to the residential building across the Purple Line tracks. Gorove Slade’s experienced team worked closely with the Maryland Transit Administration’s (MTA) Purple Line and the Maryland State Highway Administration (SHA) team to develop a solution. Through detailed analysis and creative problem-solving, we successfully secured two access points for the development, significantly enhancing its connectivity and accessibility. Our team conducted thorough capacity and queueing analyses based on the County’s and State’s standards to ensure the project satisfied adequate public facilities requirements.
Our collaborative approach extended to partnerships with various stakeholders, including Prince George’s County Planning Section, the Department of Permitting, Inspections, & Enforcement (DPIE), and the Department of Public Works & Transportation (DPW&T). This multi-agency coordination was essential in providing a site design and off-site improvements that satisfied Prince George’s County’s Complete Streets requirements and enhanced non-auto connectivity and accessibility in a rapidly evolving urban context.
By facilitating the integration of residential spaces with public transit, Gorove Slade is shaping our communities into more livable, accessible, and environmentally friendly urban environments. Our work on this project not only addresses current transportation needs but also anticipates and accommodates future growth and development in the New Carrollton area.

“The Purple Line is one of the most complex infrastructure initiatives ever in Maryland, and being situated along the street frontage of our property, brought that complexity to the design and approval of our project, Alta New Carrollton.
Gorove Slade has been an integral part of our coordination among multiple public agencies. Their strong communication and analytic skills were critical in achieving the design and access points required to begin this new transit-oriented development.”
