Capital One Headquarters – Tysons

Transformation of a Traditional Suburban Campus

Description

For over a decade, Gorove Slade has partnered with Capital One to transform their corporate headquarters at Tysons from a traditional suburban office park into a vibrant, transit-oriented environment adjacent to the McLean Metro Station. This landmark development, anchored by one of the region’s tallest office towers, exemplifies our commitment to supporting the creation of sustainable, community-focused spaces that seamlessly integrate transportation and urban design.

Standing 31 stories high, the Capital One headquarters tower serves as the cornerstone of this mixed-use development. The campus features an array of amenities including the region’s first urban-format Wegmans grocery store, a state-of-the-art performing arts center, and a premium hotel property. Diverse dining and retail options complement these anchor establishments, while The Perch, an innovative elevated park, provides unique connectivity between destinations 10 stories above street level.

Gorove Slade’s comprehensive involvement spans from initial planning and design through construction support and coordination, including ongoing post-development site management. As the concepts and designs took shape we worked extensively with the team through the entitlement process supporting multiple rezonings.

As part of that process we’ve helped realize the current mixed-use vision, working closely with local jurisdictions to implement urban design standards that align with the project’s ambitious goals. This involved carefully balancing pedestrian experiences with vehicular traffic needs, while creating innovative solutions to align VDOT standards with urban design principles.

The development now serves as a destination for both employees and area residents, setting a new standard for transit-oriented development. It acts as a catalyst for Tysons’ evolution while providing a vibrant neighborhood hub that brings together office, entertainment, dining, and retail in one cohesive space.

The Capital One Headquarters campus stands as a testament to the power of long-term vision and collaborative planning in creating meaningful urban spaces that serve both corporate and community needs. Gorove Slade remains actively engaged in fine-tuning transportation systems to optimize functionality and enhance pedestrian connectivity and accessibility in support of this dynamic development.

“Gorove Slade’s expertise has been essential to our Tysons headquarters project. They work seamlessly with our team to solve transportation challenges while keeping our vision intact. When agencies pushed back, they found common ground that worked for everyone. Instead of settling for standard designs, they secured approval for better solutions that benefited both our development and the neighborhood. They turned roadblocks into strengths for this landmark project and have been great partners for more than a decade.”
