Transformative Waterfront Redevelopment in the District

Description

The Yards has transformed the historic Capital Riverfront neighborhood in Washington, DC, with the redevelopment of 42 acres of federal waterfront property with an overall program that consists of approximately 3,400 residential units, 1.8 million square feet of office space, 400,000 square feet of retail and restaurant space, and Yards Park. Steeped in history and culture, this mixed-use development is adjacent to Nationals Park and the USDOT Headquarters. It borders the Washington Navy Yard to the east and the Anacostia River to the south. Gorove Slade has been involved with the development plans for The Yards from an early stage when it was originally envisioned as the Southeast Federal Center.

Our work initially began in 2000 with our involvement in the development of the Southeast Federal Center Master Plan, which laid out the development parcels and roadway network within The Yards. In support of this planning exercise, a Transportation Master Plan was developed in 2000 to analyze internal and external traffic impacts to create the various elements of the surrounding transportation network to support the project. The plan outlined how non-auto modes would be facilitated within the neighborhood, resulting in the strategic development of a robust network of pedestrian, bicycle, and transit facilities.

In support of the broader planning vision, Gorove Slade has collaborated with the design team over the years to develop the design for the signing and striping plan for internal streets. This work entailed careful collaboration with the project’s landscape architects to ensure that their designs were complemented by the transportation features in an intuitive way for the end user, minimizing the need for traffic controls and signs internal to the site.

Gorove Slade facilitated the entitlement of various projects within The Yards that include The Thompson Hotel, Foundry Lofts, Lumbershed Building, District Winery and twelve12, which includes a Harris Teeter and VIDA Fitness. Immediately adjacent to the site sits DC Water’s Administrative Headquarters Building, which Gorove Slade also supported in its development. Our team played an instrumental role in coordinating DDOT’s review as part of the zoning approval process for the individual parcels as they were developed.
